If your family skis at Georgian Peaks, Alpine, Craigleith or Blue Mountain, you already know the winter math: the season is short, the drives add up, and a place minutes from the hill changes everything. A furnished condo from December to April is how a lot of ski families solve it, and Applejack - a walkable-to-town condo community on the west side of Thornbury - has been quietly serving that market for decades.
Here is what you should know before you sign a winter lease here.
Why a ski season, not a week
Nightly and weekly rentals are effectively unavailable in Thornbury - the Town’s zoning forecloses them, and I explain the whole story here. Rentals of thirty days or more are the legal lane, which in practice means the seasonal rental is the product, and at Applejack that means the ski season rental. If you were hoping to trial a single week first, that option mostly does not exist in this town - the season is the unit of commitment.
What you would actually be renting
Applejack was built in phases from 1980 to 2002, and the phase decides your winter experience:
The Woods (110 Napier St W). The 2002 enclave: attached garage, gas furnace, central air. The garage is the winter luxury - no windshield scraping at 7 a.m. before ski school. The premium product, priced accordingly and rarest to find.
Phases 4 and 5 (150 Victoria St S). 1990-built, with finished walk-out lower levels that add real sleeping capacity - good for kids, gear and guests. Heat is mostly electric baseboard with a gas fireplace assist. That works fine, but if the lease has you paying hydro, ask what winter bills look like before you sign, not in February.
Phases 1 to 3 (127 Alfred St W). The original 1980s stock and generally the value end. Heating varies unit to unit, so ask about the specific one.
In some phases, cable and internet are bundled into the condo fees - worth asking, because a ready-to-go connection matters if your winter includes remote work days.
What the lease will actually involve
A few things surprise first-time condo tenants here, and none of them should scare you:
- You will likely sign on to the corporation’s rules. Condominium corporations here can require tenants to agree in writing to comply with their rules. It is normal, and it mostly means: live like a resident, not like a guest.
- Amenities come with the unit - in season. As the tenant, the shared amenities are yours to use, on the community’s access-tag system with guest limits. Honest note: the marquee amenities are outdoor pools and courts, which is to say summer things. You are renting for the skiing, not the pool.
- Parking is typically one assigned space. If you run two cars, raise it early.
- Pets are phase-specific. Every phase permits pets with restrictions of some kind, and the restrictions differ. If the dog is coming, say so up front.
- Utilities are a conversation. Who pays hydro, gas, water and the hot water heater rental varies lease to lease. Get it in writing.
How to actually find one
There is no portal for this market. Applejack winter rentals move by word of mouth - an owner mentions it to a manager, a club friend, or someone like me, and it is gone before it was ever advertised. Inventory is genuinely scarce: 185 homes total, most owner-occupied, and only a fraction rent out in any winter.
So: start early, tell people you are looking - club friends, local connections, the managers of buildings you like - and move quickly when something surfaces, because it will not surface twice. Renting is not my line of business; I sell real estate.
