Doors 128 to 159 at 150 Victoria St S belong to Grey Condominium Corporation No. 35 - registered in 1990, the same year as No. 30 across the lawn, and a completely separate condominium from it. One address, two corporations, and the line between them runs invisibly through the middle of the door numbers. If you are comparing units at 150 Victoria, check which side of door 127 each one sits on before you compare anything else.
Straight talk about what I know here
This is the corporation where my document file is thinnest, and I would rather tell you that than paper over it. I have not yet obtained No. 35’s declaration, and the public records on who manages it do not line up cleanly - listings have named one firm while the corporation’s own filings suggest a different arrangement. Rather than publish a guess, I will say: confirm management and everything else through a current status certificate, which is the answer that is always right. When my file improves, this page will too.
The homes
Physically, No. 35 belongs to the 1990 wave: finished walk-out lower levels, exclusive-use parking, predominantly electric baseboard heat with wall air conditioning units and gas fireplaces as backup. The walk-outs make these units live much larger than the main floor suggests - and that is also where measurement confusion creeps into listings, which is its own story.
Door numbers run 128 to 159 against legal units 1 to 32, so door 131 is legal unit 4. The door-number mapping covers every phase.
Fees
The observed fees here are the tightest cluster at Applejack - unusually consistent from unit to unit compared to the wide spreads elsewhere. Without the declaration I cannot yet tell you the mechanism behind that, so treat it as an observation, not a promise. Rules and renting
Not yet reviewed - neither declaration nor rules. Each Applejack corporation writes its own rulebook, and one of the six effectively rules out short-term rentals, so assume nothing in either direction.
