Doors 64 to 98 at 127 Alfred St W make up Grey Condominium Corporation No. 15, registered in 1984 when the original developer came back to finish the Alfred Street side. It is also, at the moment, the corporation I can tell you the most about - it is the only one of the six whose current rules I have read.
The homes
Mid-1980s construction in the Alfred Street pattern: no walk-out lower levels here - one professionally measured unit shows main-floor living over a crawl space. Door numbers run 64 to 98 against legal units 1 to 35, so door 64 is legal unit 1. That trips people up on documents constantly; the door-number mapping explains it.
The rule that matters: no short-term rentals
No. 15’s rules cap how a unit’s occupancy can be handed to others: a limited number of periods per year, and no period shorter than thirty days. In practice, that is a short-term rental ban. A weekend or one-week booking is not permitted here, full stop, regardless of anything the Town does.
What the rule leaves wide open is the ski season rental - a December-to-March tenant is a single period, comfortably inside the rule. If your plan is a winter let, this corporation’s rulebook was practically written for it. If your plan is Airbnb, this is the wrong corporation, and the wrong town.
A few other rules worth knowing before you fall in love with a unit: window air conditioners are not permitted (exterior and through-wall equipment needs board approval), permanent plantings need board approval, and vehicles on the property need to be plated, insured and in regular use. Rules can change by board resolution, so confirm the current set on a status certificate before you act on any of this.
Who fixes what - actually documented
No. 15 publishes a responsibility table splitting every repair between corporation and owner, and it is full of surprises: windows and sliding doors are cost-shared rather than fully the corporation’s, a leaking skylight is the owner’s problem even though a leaking window is not, and heating systems and hot water tanks sit entirely with the owner.
