Phase 2 (Corporation No. 9): the second block of the original build

Doors 33 to 63 at 127 Alfred St W make up Grey Condominium Corporation No. 9, registered in 1981 by the same developer as No. 8 next door. Same era, same street, same look - and a completely separate condominium.

The odd one out on management

Five of the six Applejack corporations use the same Thornbury-based management company. No. 9 uses a different firm. In day-to-day life that means a different office answers the phone, and in a purchase it means documents come from a different source than a friend two doors over might tell you. One more small proof that “Applejack” is not one organization.

The homes

The 1981 stock: concrete block and vinyl siding, crawl spaces rather than full basements, common and surface parking. Heating is mixed across the original corporations after decades of owner upgrades. Some No. 9 units advertise wall air conditioning; whether and how air conditioning installations are regulated here is a rules question I have not yet verified, so if summer cooling matters to you, ask before you waive conditions.

Door numbers here run 33 to 63, but the legal units are numbered 1 to 31. Door 38 is legal unit 6. When documents get ordered, that difference matters - the door-number mapping explains it.

Fees

No. 9 has the widest fee structure I have documented at Applejack: by its declaration, the largest unit’s share of expenses is nearly double the smallest. So fees observed here range widely, and every one of them is correct - for that unit. If a No. 9 fee you have seen looks surprisingly high or low, the first question is what size of unit it belongs to. The mechanism is on the fees page; the number that matters is on the status certificate.

Rules and renting

I have read this corporation’s registered declaration in full. Its current rules I have not yet reviewed, and rules are where rental terms, pets and alterations live. Do not borrow assumptions from the neighbours: one Applejack corporation effectively rules out short-term rental, and each of the six can differ. Start with why you can’t Airbnb in Thornbury, and rely on a current status certificate for this corporation’s own terms.

The market rhythm

Quiet. No sales closed here in the past year, though listings do come up. As with all of Alfred Street, patience is the theme - on both sides of a deal.
