Phase 1 (Corporation No. 8): the 1980 originals

This is where Applejack began. Doors 1 to 32 at 127 Alfred St W make up Grey Condominium Corporation No. 8, the first of the six corporations, registered in 1980.

The homes

Original 1980 build: concrete block construction with vinyl siding, crawl spaces rather than full basements, and common or surface parking rather than garages. Heating varies unit to unit more than in the newer phases, because forty-five years of owner upgrades have layered onto the original systems - I have seen heat pumps, gas and electric across the Alfred Street corporations. Ask about the specific unit, and see what it costs to own here for what the differences mean on a monthly bill.

Here is the number on the door working in your favour for once: in this corporation, and only here and the Woods, the door number and the legal unit number match.

Fees

Fees are set by this corporation for this corporation, and each unit pays its own declared share - in No. 8, the largest share is getting on for twice the smallest. Rules and renting

I have read this corporation’s registered declaration in full. I have not yet reviewed its current rules, and rules are where things like rental terms, pet restrictions and alteration approvals live. They differ corporation to corporation at Applejack - one of the six effectively rules out short-term rentals - so do not assume anything carries over. For renting specifically, start with why you can’t Airbnb in Thornbury; for anything you would act on, get the current rules through a status certificate.

The market rhythm

Sales in No. 8 are rare. None closed in the past year, and a couple closed in the two years before that. When one comes up, it tends to be the first in a long while - which is exactly the situation where knowing which corporation you are buying into matters most, because there is no recent comparable to lean on.
