The homes

The 1990 wave changed the product: finished walk-out lower levels as standard, which roughly doubles the usable space compared to what the main floor suggests, plus exclusive-use parking. Heating is predominantly electric baseboard with wall air conditioning units, often with a gas fireplace helping in winter. If you are coming from a forced-air house in the city, the hydro bill conversation is worth having early - what it costs to own here covers it.

Fees

Fees scale with each unit’s declared share of expenses - No. 30’s schedule runs about one and a half times from smallest to largest, and the fees observed here track it. Rules and renting

I have read this corporation’s registered declaration in full, and its registered record is notably quiet - nothing new on title in a decade. But rules are unregistered, and I have not yet reviewed No. 30’s current rules. Rental terms, pets and alterations live there. At least two recent listings in the 1990 wave advertised established seasonal rental histories, which fits the ski season rental market this community has always served - but none of that is permission. Get the current rules through a status certificate before you count on anything.

The market rhythm

Here is No. 30’s distinction: it has lately been the busiest corner of Applejack. Five of the community’s ten sales in the past year happened in this one corporation of 27 homes. Whether that is a lasting pattern or a coincidence of a small market, I will not pretend to know yet - but if you want to buy at Applejack, this is statistically where a chance is most likely to come up.
