The Woods is the 2002 enclave at 110 Napier St W - the newest, the most premium, and the corner of Applejack I know best, because I have done business on both sides of a deal here, including owning.
The homes
Two decades newer than anything else at Applejack, and it shows in the spec: attached garages, forced-air gas heat, central air conditioning, board and batten exteriors. In a snowbelt winter, the garage alone separates the Woods from the rest of the community - ask anyone who has cleared a windshield at 7 a.m. in February. These are the only Applejack homes where the winter utility story looks like what a GTA buyer expects, which is part of why the Woods is the premium winter rental product too.
Property taxes here run at the top of the community’s range, consistent with the newest and largest homes. Door numbers match legal unit numbers, one of only two corporations where that is true.
Fees
Here is the counterintuitive one: the newest homes at Applejack do not carry the highest fees. Observed Woods fees sit mid-range for the community. As everywhere here, each unit pays its own declared share, so treat any single number as that unit’s number - mechanism on the fees page, your number on the status certificate.
Rules and renting
I have not yet obtained No. 52’s declaration or rules; they are on my list, and that is the state of the file even for the corner I know best on the ground. One thing I can tell you from a transaction here: at least one Woods unit carries a section 98 agreement, the arrangement where an owner-built improvement - a deck, a modified garden - becomes the owner’s responsibility to maintain and eventually replace. If you are buying in the Woods, ask whether one exists on your unit, because it changes what you are taking on. For rentals, the Town’s rules foreclose the nightly market here as everywhere in Thornbury; the ski season rental market is the real story, and the Woods is its premium product.
The market rhythm
Scarce. Twenty-eight homes, roughly one sale a year. Woods opportunities are the rarest at Applejack - by the time one is easy to find, it is usually gone. The Woods gets its own full page; this profile is the corporate half of that story.
